«Bila Tserkva-2» Industrial Park

The park was registered on October 4, 2018; the land is privately owned, and the total area is 34.71 hectares. The legal entity—"Bila Tserkva 2 Industrial Park" LLC—has existed since 2015; it is the second project by the UFuture holding company, managed by the same management company, "ASTROBUILD" LLC.

Development parameters

There are currently no completed facilities; 11,300 m² are under construction. The park hosts three resident companies.

Cooperation format and incentives

Lease or purchase of land plots, *superficies* (right of use); build-to-suit development, sale and lease of facilities, and client-specific construction. Local incentives mirror those of the "Bila Tserkva-1" park: exemption from industrial land tax, optimization of public transport routes, dual education programs, and co-financing of park infrastructure development.

Utilities

• Electricity supply: 20 MW (planned capacity);
• Water supply: 51 m³/h (planned capacity);
• Gas supply: 5,000 m³/h (planned capacity) (actual figures for these three items are not yet listed, as infrastructure development is ongoing).

Logistics

Road access: up to the park boundary; railway spur: 0.05 km; seaport: 390 km; river port: 70 km; airport (Kyiv): 70 km. The cost of the utility infrastructure already constructed is UAH 148.7 million.

Park Development

Until July 31, 2024, the park was managed by Industrial Park Management; as of August 1, 2024, management passed to ASTROBUILD LLC—the same company that administers the first park. During the December 2024 round of state support for industrial parks, "Bila Tserkva 2" received UAH 65.681 million for the construction of water supply, sewage, and electrical networks.
